NOTICE IS HEREBY GIVEN pursuant to a Final Judgment dated August 11, 2015, and entered in Case No. 2015-CA-001264 of the Circuit Court of the Twelfth Judicial Circuit in and for Manatee County, Florida in which The Bank of New York Mellon FKA The Bank of New York, as Trustee for the certificateholders of the CWABS, Inc., Asset-Backed Certificates, Series 2007-9, is the Plaintiff and Nawasa Bentizinger a/k/a Nawasa Ellen Bentzinger a/k/a Nawasa E. Bentzinger; Cynthia Lyle; Capital One Bank (USA), N.A.; Shadybrook Village Owners Association, Inc.; Target National Bank are defendants, the Manatee County Clerk of the Circuit Court will sell to the highest and best bidder for cash electronically at www.manatee.realforeclose.com, at 11:00 AM on the 11th day of December, 2015, the following described property as set forth in said Final Judgment of Foreclosure:
THE LAND WITH THE BUILDING THEREON SITUATED IN SARASOTA, MANATEE COUNTY, STATE OF FL BEING KNOWN AND NUMBERED.
1015 LONGFELLOW CIRCLE, SARASOTA, FL 34243 AS MORE PARTICULARLY DESCRIBED AS FOLLOWS:
UNIT 103-C, SHADYBROOK VILLAGE, A CONDOMINIUM, SECTION SEVEN, ACCORDING TO DECLARATION TO CONDOMINIUM RECORDED IN OFFICIAL RECORDS BOOK 840, PAGES 275 THROUGH 291, AND AS PER PLAT THEREOF RECORDED IN CONDOMINIUM BOOK 7, PAGES 53 AND 54, PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.
THE ABOVE DESCRIBED PREMISES ARE CONVEYED SUBJECT TO AND WITH BENEFIT OF ALL COVENANTS, CONDITION, RESTRICTION EASEMENTS, LIENS FOR ASSESSMENTS, OPINIONS, POWERS OF ATTORNEY, AND LIMITATIONS ON TITLE, CREATED BY THE LAWS OF THE STATE OF THE PREMISES OR SET FORTH IN THE MASTER DEED AND/OR DECLARATION TO CONDOMINIUM, IN THE RELATED BY-LAWS, IN THE DECLARATION OF TRUST, OR SITE PLANS AND FLOOR PLANS AS DUTY RECORDED IN THE APPROPRIATE LAND RECORDS OFFICE AND AS THE SAME MAY HAVE LAWFULLY AMENDED.

MEANING AND INTENDED TO MORTGAGE THE SAME PREMISES BY DEED OF NAWASA ELLEN BENTZINGER TO CYNTHIA LYLE WITH LIKE ESTATE RESERVED FOR GRANTOR, NAWASA ELLEN BENTZINGER, DATED 11/23/2005 AND RECORDED WITH THE MANATEE COUNTY CLERK OF COURT AT RECORD BOOK 2079, PAGE 7235; AS AFFECTED BY CORRECTIVE DEED OF NAWASA ELLEN BENTZINGER, A SINGLE WOMAN TO CYNTHIA LYLE, A SINGLE WOMAN & NAWASA BENTZINGER, A SINGLE WOMAN & RESERVING LIFE ESTATE FOR NAWASA BENTZINGER, DATED 11/23/2005 AND RECORDED WITH THE MANATEE COUNTY CLERK OF COURT AT RECORD BOOK 2080, PAGE 163.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
