NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated June 2, 2015, and entered in Case No. 14-006814-CI, of the Circuit Court of the Sixth Judicial Circuit in and for PINELLAS County, Florida. THIRD FEDERAL SAVINGS AND LOAN ASSOCIATION OF CLEVELAND, is Plaintiff and THOMAS PATTON BROOKS JR. A/K/A THOMAS P. BROOKS A/K/A THOMAS PATTON BROOKS; MELANIE BROOKS; SAVANNAH POINTE HOMEOWNERS ASSOCIATION, INC, are defendants. Ken Burke, Clerk of Court for PINELLAS, County Florida will sell to the highest and best bidder for cash via the Internet at www.pinellas.realforeclose.com, at 10:00 a.m., on the 10th day of November, 2015, the following described property as set forth in said Final Judgment, to wit:
LOT 17 OF SAVANNAH POINTE, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 116, PAGE 35 OF THE PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA, LESS THE WEST 2 FEET THEREOF.
BEGINNING AT THE SOUTHWEST CORNER OF SAID LOT 18; THENCE GO ALONG THE WESTERLY BOUNDARY LINE OF SAID LOT 18, NORTH 01º 39'32” WEST, 99.24 FEET; THENCE SOUTH 40º47'25” EAST, 3.11 FEET; THENCE PARALLEL WITH SAID WESTERLY BOUNDARY LINE, SOUTH 01º39'32” EAST, 96.42 FEET TO THE NORTHERLY RIGHT-OF-WAY LINE OF RICHARD ERVIN PARKWAY AS IT IS NOW ESTABLISHED; THENCE ALONG THE ARC OF A CURVE TO THE RIGHT, 2.00 FEET, SAID CURVE BEING CONCAVE TO THE NORTH, HAVING A RADIUS OF 408.70 FEET, A CHORD BEARING AND DISTANCE OF SOUTH 76º29'27” WEST, 2.00 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
