NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated October 7, 2015, and entered in 11-2014-CA-002625-0001-XX of the Circuit Court of the TWENTIETH Judicial Circuit in and for Collier County, Florida, wherein VENTURES TRUST 2013 I-H-R is the Plaintiff and RODOLFO ARIAS A/K/A RODOLFO P. ARIAS; UNKNOWN SPOUSE OF RODOLFO ARIAS A/K/A RODOLFO P. ARIAS N/K/A MARINA SALAMAKHA; UNKNOWN SPOUSE OF CARINA ARIAS A/K/A CARINA ELEANOR CRAPARO A/K/A CARINA ELEANOR ARIAS N/K/A VICTOR LYSIKIEWICZ; CARRIAGE CIRCLE OF NAPLES HOMEOWNERS ASSOCIATION, INC.; UNITED STATES OF AMERICA, DEPARTMENT OF TREASURY are the Defendant(s). Dwight Brock as the Clerk of the Circuit Court will sell to the highest and best bidder for cash, in the lobby on the third floor of the Courthouse Annex, Collier County Courthouse, 3315 Tamiami Trail East, Naples, FL 34112 FL , at 11:00 AM on November 9, 2015, the following described property as set forth in said Final Judgment, to wit:
A PORTION OF THE EAST 321.00 FEET OF THE WEST 1933.65 FEET OF THE NORTH 1/2 OF THE SOUTH 1/2 OF THE SOUTHEAST 1/4, LESS 30' FOR ROAD RIGHT-OF-WAY, SECTION 23, TOWNSHIP 49 SOUTH, RANGE 25 EAST, COLLIER COUNTY, FLORIDA, MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCING AT THE SOUTHWEST CORNER OF THE ABOVE DESCRIBED PARCEL; THENCE ALONG THE WEST LINE OF THE ABOVE DESCRIBED PARCEL, NORTH 02° 41' 30” WEST 227.00 FEET; THENCE NORTH 87° 18' 30” EAST 19.00 FEET FOR A PLACE OF BEGINNING; THENCE CONTINUING NORTH 87° 18' 30” EAST 72.00 FEET; THENCE NORTH 02° 41' 30” WEST 35.00 FEET; THENCE SOUTH 87° 18' 30” WEST 72.00 FEET; THENCE SOUTH 02° 41' 30” EAST 35.00 FEET TO THE PLACE OF BEGINNING.

BEARINGS ARE BASES ON THE SOUTH LINE OF THE NORTH 1/2 OF THE SOUTH 1/2 OF THE SOUTHEAST 1/4 OF SAID SECTION 23 AS BEING SOUTH 89° 14' 53”WEST.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
