NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated 10/20/15, and entered in 08-2014-CA-001298 of the Circuit Court of the TWENTIETH Judicial Circuit in and for CHARLOTTE County, Florida, wherein U.S. BANK, NATIONAL ASSOCIATION, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF THE BANC OF AMERICA FUNDING CORPORATION, 2008-FT1 TRUST, MORTGAGE PASS-THROUGH CERTIFICATES, SERIES 2008-FT1, is the Plaintiff and BRUNO NERI; UNKNOWN SPOUSE OF BRUNO NERI; BEULAH CONDOMINIUM ASSOCIATION, INC. PHASE I; CHARLOTTE STATE BANK & TRUST F/K/A CHARLOTTE STATE BANK are the Defendant(s). Barbara Scott as the Clerk of the Circuit Court will sell to the highest and best bidder for cash, www.charlotte.realforeclose.com, at 11:00 AM on 12/21/15, in accordance with Chapter 45 Florida statutes the following described property as set forth in said Final Judgment, to wit:
ALL THAT CERTAIN LAND SITUATE IN CHARLOTTE COUNTY, FLORIDA, VIZ:

UNIT A-107, BEULAH, A CONDOMINIUM, A CONDOMINIUM ACCORDING TO THE DECLARATION THEREOF, RECORDED IN OFFICIAL RECORDS BOOK 902, PAGE 20 AND AS AMENDED, AND CONDOMINIUM BOOK 7, PAGE 4A, AND AS AMENDED OF THE PUBLIC RECORDS OF CHARLOTTE COUNTY, FLORIDA. TOGETHER WITH THE APPURTENANT UNDIVIDED 1/45TH SHARE IN AND TO THE ENTIRE COMMON ELEMENTS AS SET FORTH IN SAID DECLARATION OF CONDOMINIUM AS DULY FILED IN THE PUBLIC RECORDS OF CHARLOTTE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
