NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated October 2, 2015, entered in Case No. 15-002051-CI of the Circuit Court of the Sixth Judicial Circuit, in and for Pinellas County, Florida, wherein Residential Credit Solutions is the Plaintiff and Dennis K. Mcleod a/k/a Dennis Keith Mcleod; Shangri La Homeowners Association of Largo, Inc. are the Defendants, that Ken Burke, Pinellas County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.pinellas.realforeclose.com, beginning at 10:00 AM on the 17th day of November, 2015, the following described property as set forth in said Final Judgment, to wit:
LOT 295, OF THE UNRECORDED SHANGRI-LA HOME LOTS IN THE NE 1/4 OF THE SW 1/4 OF SECTION 27, TOWNSHIP 29 SOUTH, RANGE 15 EAST, PINELLAS COUNTY, FLORIDA, AND RIGHTS OF INGRESS AND EGRESS THERETO, MORE PARTICULARLY DESCRIBED AS FOLLOWS:
COMMENCE AT THE SE CORNER OF THE NE 1/4 OF THE SW 1/4 OF SAID SECTION 27; THENCE NORTH 89 DEGREES 44' 54” WEST, ALONG THE SOUTH BOUNDARY OF THE NE 1/4 OF THE SW 1/4 OF SAID SECTION 27, BEING ALSO THE CENTER LINE OF THE 60.00 FOOT RIGHT-OF-WAY OF ROSERY ROAD, A DISTANCE OF 1257.60 FEET; THENCE N 01 DEGREES 31' 01” EAST, PARALLEL TO THE NORTH AND SOUTH CENTER LINE OF SAID SECTION 27, A DISTANCE OF 420.56 FEET FOR A POINT OF BEGINNING OF SAID LOT 295; THENCE CONTINUE N 01 DEGREES 31' 01” EAST, ALONG THE EAST LINE OF THE INGRESS AND EGRESS EASEMENT DESCRIBED HEREIN, A DISTANCE OF 36.62 FEET; THENCE S 88 DEGREES 28' 59” EAST, A DISTANCE OF 36.0 FEET; THENCE S 01 DEGREES 31' 01” WEST, A DISTANCE OF 36.62 FEET; THENCE N 88 DEGREES 28' 59” WEST, A DISTANCE OF 36.00 FEET TO THE POINT OF BEGINNING.
TOGETHER WITH AN EASEMENT FOR PURPOSES OF INGRESS AND EGRESS, RECORDED IN O. R. BOOK 2162, PAGE 348, RE-RECORDED IN O.R. BOOK 2398, PAGES 348 THROUGH 350, AND O.R. BOOK 2321, PAGES 74 THROUGH 85, PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
