NOTICE IS HEREBY GIVEN pursuant to a Final Judgment dated March 5, 2015, entered in Civil Case No.: 2014-CA-003206, of the Circuit Court of the SIXTH Judicial Circuit in and for Pasco County, Florida, wherein THE BANK OF NEW YORK MELLON, F/K/A BANK OF NEW YORK, AS TRUSTEE, ON BEHALF OF THE REGISTERED HOLDERS OF ALTERNATE LOAN TRUST 2007-OA7, MORTGAGE PASS-THROUGH CERTIFICATES SERIES 2007-OA7 is Plaintiff, and MELINDA ZAMPELLA A/K/A MELINDA K. ANDERSON; STEVE ZAMPELLA A/K/A STEVEN ZAMPELLA; UNKNOWN SPOUSE OF MELINDA ZAMPELLA A/K/A MELINDA K. ANDERSON; UNKNOWN SPOUSE OF STEVE ZAMPELLA A/K/A STEVEN ZAMPELLA; JPMORGAN CHASE BANK, N.A.; SHADOW RIDGE HOMEOWNERS' ASSOCIATION, INC.; UNKNOWN TENANT #1; UNKNOWN TENANT #2; ALL OTHER UNKNOWN PARTIES CLAIMING INTERESTS BY, THROUGH, UNDER, AND AGAINST A NAMED DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAME UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS, are Defendant(s).
PAULA S. O'NEIL, Clerk of the Court, will sell to the highest bidder for cash at 11:00 a.m. online at www.pasco.realforeclose.com on the 21st day of September, 2015 the following described real property as set forth in said Final Judgment, to wit:
LOT 121, SHADOW RIDGE, UNIT ONE, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 18, PAGES 26 AND 27, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk no later than 60 days after the sale. If you fail to file a claim you will not be entitled to any remaining funds. After 60 days, only the owner of record as of the date of the lis pendens may claim the surplus.
