Final Judgment was awarded on May 21, 2015 in Civil Case No. 29-2012-CA-005435, of the Circuit Court of the THIRTEENTH Judicial Circuit in and for Hillsborough County, Florida, wherein, BANK OF AMERICA, N.A., SUCCESSOR BY MERGER TO BAC HOME LOANS SERVICING, LP is the Plaintiff, and DANIEL CANCEL; MELISSA R. SMITH; STATE OF FLORIDA; HILLSBOROUGH COUNTY, FLORIDA; DEBORAH BONI A/K/A DEBORAH GILMOUR; STATE OF FLORIDA AGENCY FOR WORKFORCE INNOVATION UNEMPLOYMENT; LVNV FUNDING, LLC, AS ASSIGNEE OF CITIFINANCIAL; USF FEDERAL CREDIT UNION; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS are Defendants.

BEGINNING AT THE NORTHEAST CORNER OF SECTION 34, TOWNSHIP 28 SOUTH, RANGE 21 EAST, RUN THENCE WEST 225 FEET TO A POINT OF BEGINNING, THENCE SOUTH 190 FEET, THENCE WEST 279 FEET, THENCE NORTHEAST TO A POINT 229.99 FEET WEST OF THE POINT OF BEGINNING, THENCE EAST 229.99 FEET TO THE POINT OF BEGINNING. TOGETHER WITH AN EASEMENT FOR INGRESS AND EGRESS OVER AND ACROSS THE SOUTH 50 FEET OF THE NORTH 240 FEET OF EAST 454.99 FEET OF THE NE ¼ OF THE NE ¼ OF SECTION 34, TOWNSHIP 28 SOUTH, RANGE 21 EAST, LESS THE EAST 25 FEET FOR ROAD-OF-WAY, ALL LYING AND BEING IN HILLSBOROUGH COUNTY, FLORIDA.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
