NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered December 22, 2014 in Civil Case No. 58-2014-CA-000959 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for Sarasota County, Sarasota, Florida, wherein REVERSE MORTGAGE SOLUTIONS, INC. is Plaintiff and DENNIS RIGGENBACH, JUDITH HANNEMENN F/K/A JUDITH SPEISER, ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE ESTATE OF CLARENCE RIGGENBACH, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS, UNKNOWN SPOUSE OF JUDITH GAY COOPER, UNKNOWN TENANT IN POSSESSION 1, UNKNOWN TENANT IN POSSESSION 2, UNKNOWN SPOUSE OF DENNIS RIGGENBACH, UNITED STATES OF AMERICA DEPARTMENT OF TREASURY - INTERNAL REVENUE SERVICE, JACARANDA HEIGHTS OWNER`S ASSOCIATION, INC., UNITED STATES OF AMERICA ON BEHALF OF THE SECRETARY OF HOUSING AND URBAN DEVELOPMENT, DAVID RIGGENBACH, JUDITH GAY COOPER, JAMES RIGGENBACH, MARLENE WANNEMACHER, STATE OF FLORIDA DEPARTMENT OF REVENUE, UNKNOWN SPOUSE OF JUDITH HANNEMENN F/K/A JUDITH SPEISER, UNKNOWN SPOUSE OF DAVID RIGGENBACH, UNKNOWN SPOUSE OF JAMES RIGGENBACH, UNKNOWN SPOUSE OF MARLENE WANNEMACHER N/K/A DONALD WANNEMACHER, any and all unknown parties claiming by, through, under, and against Clarence Riggenbach, whether said unknown parties may claim an interest as spouses, heirs, devisees, grantees, or other claimants are Defendants, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 28th day of January, 2015 at 09:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Lot 24, JACARANDA HEIGHTS, according to the plat thereof recorded in Plat Book 38, Pages 38, Page 14, Public Records of Sarasota County, Florida.

A portion of Tract 502 (Private Drainage Easement), JACARANDA HEIGHTS, recorded in Plat Book 38, Pages 14, Public Records of Sarasota County, Florida, described as follows:
Begin at the Southeast corner of Lot 24, Jacaranda Heights, recorded in Plat Book 38, Pages 14, Public Records of Sarasota County, Florida; thence N. 03°39`55”E, along the East line of said Lot 24, a distance of 12.44 feet; thence N.57°11`48”E., a distance of 25.25 feet; thence S.03°39`55”W., a distance of 27.45 feet to a point on the easterly extension of the South line of Lot 24; thence N.86°20`05”W., along said easterly extension of the South line of Lot 24 a distance of 20.31` to the Point of Beginning.
All land lying in Section 34, Township 39 South, Range 19 East, Sarasota County, Florida.
