NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated January 5, 2015, and entered in 2008 CA 003329 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for Sarasota County, Florida, wherein DLJ MORTGAGE CAPITAL, INC. is the Plaintiff and MATTHEW A. LANDSMAN; UNITED STATES OF AMERICA; ABEL BANK CHARTERED; IGS INC., A FLORIDA CORPORATION are the Defendant(s). Karen Rushing as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at www.sarasota.realforeclose.com, at 09:00 AM, on February 09, 2015, the following described property as set forth in said Final Judgment, to wit:

A PARCEL OF LAND LOCATED IN THE NW CORNER OF LOT 57, BLOCK 3 OF SOUTHRIDGE SUBDIVISION AS RECORDED IN PLAT BOOK 12, PAGES 12 AND 12-A OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCE AT THE NW CORNER OF LOT 57 FOR A POINT OF BEGINNING; THENCE SOUTH 58 DEGREES 38' 58” EAST, A DISTANCE OF 40.48 FEET; THENCE NORTH 63 DEGREES 28' 02” WEST, A DISTANCE OF 38.64 FEET TO A POINT ON THE W'LY LINE OF LOT 57;
THENCE NORTH 00 DEGREES 00' 09” WEST ALONG SAID W'LY LINE OF LOT 57, A DISTANCE OF 3.80 FEET TO THE POINT OF BEGINNING.

A PARCEL OF LAND LOCATED IN THE SE CORNER OF LOT 58, BLOCK 3 OF SOUTHRIDGE SUBDIVISION AS RECORDED IN PLAT BOOK 12, PAGES 12 AND 12-A OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCE AT THE SE CORNER OF LOT 58 FOR A POINT OF BEGINNING; THENCE NORTH 17 DEGREES 21' 51” EAST, A DISTANCE OF 3.93 FEET; THENCE NORTH 75 DEGREES 48' 33” WEST, A DISTANCE OF 12.96 FEET TO A POINT ON THE S'LY LINE OF LOT 58; THENCE SOUTH 58 DEGREES 38' 58” EAST ALONG SAID S'LY LINE OF LOT 58, A DISTANCE OF 13.30 FEET TO THE POINT OF BEGINNING.
