NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated February 10, 2015, and entered in 2012 CA 003369 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for Sarasota County, Florida, wherein ONEWEST BANK, FSB N/K/A ONEWEST BANK N.A. is the Plaintiff and DEVRA TOWNSEND A/K/A DEVRA A. TOWNSEND HUNTER, AS SUCCESSOR TRUSTEE UNDER DECLARATION OF TRUST DATED SEPTEMBER 4, 1970; DEVRA TOWNSEND A/K/A DEVRA A. TOWNSEND HUNTER; UNKNOWN BENEFICIARIES UNDER THE DECLARATION OF TRUST DATED SEPTEMBER 4, 1970; SECRETARY OF HOUSING AND URBAN DEVELOPMENT; UNKNOWN SPOUSE OF DEVRA TOWNSEND A/K/A DEVRA A. TOWNSEND HUNTER are the Defendant(s). Karen Rushing as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at www.sarasota.realforeclose.com, at 09:00 AM, on March 27, 2015, the following described property as set forth in said Final Judgment, to wit:
FROM THE INTERSECTION OF THE SOUTHWESTERLY LINE OF THE 66 FOOT RIGHT OF WAY OF TAMIAMI TRAIL (U.S. 41) AND THE SOUTHEASTERLY LINE OF THE 66 FOOT RIGHT OF WAY OF STICKNEY POINT ROAD, RUN SOUTHWESTERLY ALONG SAID SOUTHEASTERLY LINE OF STICKNEY POINT ROAD 2345 FEET TO A CONCRETE MONUMENT ON THE NORTHEASTERLY LINE OF A 60 FOOT STREET; THENCE ANGLE TO THE LEFT OF 111°34', RUN SOUTHEASTERLY ALONG SAID NORTHEASTERLY LINE OF 60 FOOT STREET 559.1 FEET TO AN IRON PIPE ON THE NORTHWESTERLY LINE OF A 40 FOOT STREET; THENCE ANGLE TO THE LEFT OF 68°26', RUN NORTHEASTERLY ALONG THE SAID NORTHWESTERLY LINE OF 40 FOOT STREET AND PARALLEL TO STICKNEY POINT ROAD, 479.5 FEET TO AN IRON PIPE WHICH IS POINT OF BEGINNING; THENCE CONTINUE ON SAME LINE 75 FEET; THENCE ANGLE TO THE LEFT OF 90°, RUN 120 FEET; THENCE ANGLE TO THE LEFT OF 90°, RUN PARALLEL TO STICKNEY POINT ROAD 75 FEET TO AN IRON PIPE; THENCE ANGLE TO THE LEFT OF 90°, RUN SOUTHEASTERLY 120 FEET TO P.O.B. BEING IN THE SW ¼ OF SECTION 17, TOWNSHIP 37 SOUTH, RANGE 18 EAST, SARASOTA COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
