NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered March 9, 2015 in Civil Case No. 2013 CA 005724 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for Sarasota County, Sarasota, Florida, wherein REVERSE MORTGAGE SOLUTIONS, INC. is Plaintiff and MARY ANN EDDY A/K/A MARY A. EDDY, UNITED STATES OF AMERICA, DEPARTMENT OF THE TREASURY - INTERNAL REVENUE SERVICE, UNITED STATES OF AMERICA, ACTING ON BEHALF OF THE SECRETARY OF HOUSING AND URBAN DEVELOPMENT, LOUISE FRANGOUL, STATE OF FLORIDA DEPARTMENT OF REVENUE, UNKNOWN TENANT IN POSSESSION 1, UNKNOWN TENANT IN POSSESSION 2, ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE ESTATE OF MARY ANN EDDY, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS., UNKNOWN SPOUSE OF MARY ANN EDDY A/K/A MARY A. EDDY, UNKNOWN SPOUSE OF LOUISE FRANGOUL, any and all unknown parties claiming by, through, under, and against Mary Ann Eddy, whether said unknown parties may claim an interest as spouses, heirs, devisees, grantees, or other claimants are Defendants, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 13th day of April, 2015 at 09:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Beginning at the Southwest corner of the SE 1/4 of the SE 1/4 of the SE 1/4 of Section 25, Township 38 South, Range 18 East; Thence West along the South line of Said Section 200 feet; thence to the right 90 degrees 00` 170 feet to a Point of Beginning; thence continue 100 feet; thence to the left 90 degrees 00` 100 feet; thence to the left 90 degrees 00` 100 feet; thence to the left 90 degrees 00` 100 feet to the Point of Beginning.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
