NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated March 10, 2015, and entered in 2014 CA 004601 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for Sarasota County, Florida, wherein NATIONSTAR MORTGAGE LLC D/B/A CHAMPION MORTGAGE COMPANY is the Plaintiff and THE UNKNOWN SPOUSE, HEIRS, DEVISEES, GRANTEES, ASSIGNEES, LIENORS, CREDITORS, TRUSTEES, AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER OR AGAINST THE ESTATE OF ALAIN JEAN MONS A/K/A ALAIN J. MONS A/K/A ALAIN MONS, DECEASED; SACHA MONS A/K/A SACHA GARY MONS; FORD MOTOR CREDIT COMPANY LLC F/K/A FORD MOTOR CREDIT COMPANY; SARASOTA COUNTY PUBLIC HOSPITAL BOARD, AS OWNER AND OPERATOR OF SARASOTA MEMORIAL HOSPITAL; UNITED STATES OF AMERICA ACTING ON BEHALF OF THE SECRETARY OF HOUSING AND URBAN DEVELOPMENT are the Defendant(s). Karen Rushing as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at www.sarasota.realforeclose.com, at 09:00 AM, on April 24, 2015, the following described property as set forth in said Final Judgment, to wit:
THE LAND DESCRIBED HEREIN IS SITUATED IN THE STATE OF FLORIDA, COUNTY OF SARASOTA, AND IS DESCRIBED AS FOLLOWS:

THAT PORTION OF BLOCKS 47 AND 48 OF INDIAN BEACH, RECORDED IN PLAT BOOK 1, PAGE 96, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, MORE PARTICULARLY DESCRIBED AS FOLLOWS:

LOT 7, AS PER PLAT PREPARED BY R.M. CANTEY, C.E. (LICENSE #88) ON 3-4-48, A PHOTOSTATIC COPY OF WHICH IS ATTACHED TO THAT CERTAIN DEED WHEREIN THOMAS H. CRISP AND ELIZABETH H. CRISP, HIS WIFE, ARE GRANTORS AND ARTHUR G. SCHULZ AND LAURA B. SCHULZ, HIS WIFE, ARE GRANTEES WHICH SAID DEED IS RECORDED IN DEED BOOK 237, PAGES 338/340 OF PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA AND WHICH SAID PROPERTY IS ALSO DESCRIBED AS FOLLOWS:

THENCE RUN WEST 100 FEET THENCE SOUTH 226.6 FEET THENCE WEST ALONG NORTH LINE OF BAYSHORE DRIVE FOR 310 FEET FOR POINT OF BEGINNING. THENCE NORTH 136.6 FEET THENCE WEST 80 FEET THENCE WITH AN ANGLE OF 28 DEGREES 36” TO LEFT 94 FEET TO THE NORTH EASTERLY BOUNDARY OF BAYSHORE DRIVE THENCE IN A SOUTHERLY AND EASTERLY DIRECTION ALONG NORTH BOUNDARY OF BAYSHORE DRIVE TO POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
