NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 5th day of May, 2015, and entered in Case No. 58-2014-CA-005454 NC, of the Circuit Court of the 12TH Judicial Circuit in and for Sarasota County, Florida, wherein WELLS FARGO BANK, N.A. is the Plaintiff and KELLY BUTLER A/K/A KELLY LEWIS-CIOFANI A/K/A KELLY M. LEWIS; DONNA L. ROSS and UNKNOWN TENANT (S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com at, 9:00 AM on the 9th day of June, 2015, the following described property as set forth in said Final Judgment, to wit:
THE EASTERLY 55 FEET OF LOT 7, BLOCK G, DIXIE HEIGHTS SUBDIVISION, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 1, PAGE 147, PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA, AND A PORTION OF LOT 9, BLOCK G, DESCRIBED AS FOLLOWS: BEGIN ON THE SOUTHEAST CORNER OF SAID LOT 9, BLOCK G, DIXIE HEIGHTS, FOR A POINT OF BEGINNING, THENCE CONTINUE ALONG THE SOUTHERLY BOUNDARY IN A WESTERLY DIRECTION OF A DISTANCE OF 37.00 FEET, THENCE RUN NORTH 35° 47' 36” WEST, A DISTANCE OF 30.85 FEET TO A POINT ON A LINE THAT IS 45.00 FEET EASTERLY OF AND PARALLEL WITH A WESTERLY BOUNDARY OF SAID LOTS 7 AND 9; THENCE RUN NORTH ALONG SAID PARALLEL LINE OF THE NORTH LINE OF SAID LOT 9; THENCE RUN IN AN EASTERLY DIRECTION ALONG THE NORTH BOUNDARY LINE A DISTANCE OF 55.00 FEET TO THE NORTHEAST CORNER OF SAID LOT 9; THENCE RUN SOUTH ALONG THE EASTERLY BOUNDARY OF SAID LOT 9 TO THE POINT OF BEGINNING. TOGETHER WITH AN EASEMENT BEING THE EASTERLY 11.00 FEET LESS THE EASTERLY 2.00 FEET AS MEASURED ALONG THE SOUTH PROPERTY LINE AND BEING DESCRIBED AS FOLLOWS: BEGIN AT THE SOUTHWEST CORNER OF SAID LOT 9, BLOCK G, DIXIE HEIGHTS, THENCE RUN EASTERLY ALONG THE SOUTH LINE A DISTANCE OF 45.00 FEET TO THE POINT OF BEGINNING; THENCE NORTH 0° 05' 34” WEST, A DISTANCE OF 25.02 FEET TO A POINT; THENCE SOUTH 35° 47' 36” EAST, A DISTANCE OF 30.85 FEET TO THE SOUTH LINE OF SAID LOT 9; THENCE RUN WEST A DISTANCE OF 18.00 FEET TO THE POINT OF BEGINNING
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
