NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered July 14, 2014 in Civil Case No. 2012 CA000067 NC of the Circuit Court of the TWELFTH Judicial Circuit in and for Sarasota County, Sarasota, Florida, wherein BANK OF AMERICA N.A. is Plaintiff and MICHAEL C. NILES, ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE ABOVE NAMED DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSE, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS, BANK OF AMERICA, N.A., UNKNOWN TENANT #1, UNKNOWN TENANT #2, UNKNOWN SPOUSE OF MICHAEL C. NILES, are Defendants, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 7th day of August, 2015 at 09:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
THE WESTERLY 1/2 OF TRACT 15, BLOCK F, GULF COAST GROVES SUBDIVISION, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 1, PAGE 6, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA. LYING NORTH OF THE NORTH LINE OF OVERBROOK GARDENS SUBDIVISION SECTION 4 (P.B. 10, PAGE 42 & 42A OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA), AND SOUTH OF THE SOUTHERLY R/W LINE OF KEYWAY ROAD. BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCE AT NW CORNER OF LOT 427 OF SAID OVERBROOK GARDENS SUBDIVISION SECTION 4, THENCE N 32°17`20” WEST ALONG THE EXTENDED EASTERLY R/W LINE OF WEST CREEK DRIVE, A DISTANCE OF 212.64 FEET TO THE SOUTHERLY R/W LINE OF KEYWAY ROAD; THENCE S 89°19`16”EAST ALONG SAID R/W LINE OF KEYWAY ROAD A DISTANCE OF 1355.68 FEET TO THE POINT OF BEGINNING; THENCE CONTINUE ALONG SAID SOUTHERLY R/W LINE OF KEYWAY ROAD S 89°19`16”EAST A DISTANCE OF 83.50 FEET; THENCE S 2°16`31” WEST A DISTANCE OF 162.83 FEET TO THE NORTH LINE OF SAID OVERBROOK GARDENS SUBDIVISION SECTION 4; THENCE DUE WEST ALONG SAID NORTH BOUNDARY LINE, A DISTANCE OF 83.33 FEET; THENCE N 2°12`15” EAST A DISTANCE OF 163.82 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
