NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated February 18, 2014, and entered in 2010-CA-008205-NC of the Circuit Court of the TWELFTH Judicial Circuit in and for Sarasota County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS CWALT, INC., ALTERNATIVE LOAN TRUST 2006-OA21 MORTGAGE PASS- THROUGH CERTIFICATES, SERIES 2006-OA21 is the Plaintiff and THOMAS R. HASKETT; SHELLY R. HASKETT; PHYLLIS R. HASKETT; UNKNOWN SPOUSE OF THOMAS R. HASKETT; UNKNOWN SPOUSE OF SHELLY R. HASKETT; UNKNOWN TENANT #1 NKA SHELLY HASKETT are the Defendant(s). Karen Rushing as the Clerk of the Circuit Court will sell to the highest and best bidder for cash at www.sarasota.realforeclose.com, at 09:00 AM, on August 17, 2015, the following described property as set forth in said Final Judgment, to wit:
BEGIN AT THE SOUTHWEST CORNER OF THE SOUTHWEST QUARTER OF SOUTHWEST QUARTER OF SECTION 15, TOWNSHIP 38 SOUTH, RANGE 19 EAST; THENCE SOUTH 89°39'40” EAST ALONG SOUTH LINE SAID TRACT, 495 FEET TO POINT OF BEGINNING; THENCE CONTINUE SAME LINE 164.94 FEET TO SOUTHEAST CORNER OF SOUTHWEST QUARTER OF SOUTHWEST QUARTER OF SOUTHWEST QUARTER OF SAID SECTION 15; THENCE NORTH 0°15'15” EAST ALONG EAST LINE OF SAID SOUTHWEST QUARTER OF SOUTHWEST QUARTER OF SOUTHWEST QUARTER 669.14 FEET TO NORTHEAST CORNER OF SAID SOUTHWEST QUARTER OF SOUTHWEST QUARTER OF SOUTHWEST QUARTER; THENCE SOUTH 89°38'18” EAST ALONG SOUTH LINE OF NORTHEAST QUARTER OF SOUTHWEST QUARTER OF SOUTHWEST QUARTER OF SAID SECTION 15, 660.02 FEET TO SOUTHEAST CORNER SAID NORTHEAST QUARTER OF SOUTHWEST QUARTER OF SOUTHWEST QUARTER; THENCE NORTH 0°15'40” EAST ALONG EAST LINE SAID NORTHEAST QUARTER OF SOUTHWEST QUARTER OF SOUTHWEST QUARTER, 228.87 FEET; THENCE NORTH 89°36'52” WEST AND PARALLEL TO NORTH LINE SAID SOUTHWEST QUARTER OF SOUTHWEST QUARTER, 825.11 FEET; THENCE SOUTH 0°14'48” WEST AND PARALLEL TO WEST LINE SAID SOUTHWEST QUARTER OF SOUTHWEST QUARTER, 898.41 FEET TO THE POINT OF BEGINNING. SUBJECT TO ROAD RIGHT-OF-WAY OVER WEST 60 FEET THEREOF. SUBJECT TO ALL VALID RESTRICTIONS, RESERVATIONS AND EASEMENTS OF RECORD.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
