NOTICE IS HEREBY GIVEN pursuant to an Order dated August 18, 2015, entered in Case No. 2011 CA 004307 NC of the Circuit Court of the Twelfth Judicial Circuit, in and for Sarasota County, Florida, wherein Ocwen Loan Servicing, LLC is the Plaintiff and Unknown Heirs, Devisees, Grantees, Assignees, Creditors, Lienors, Trustees of Joseph Hanaway, Deceased; Thelma Hanaway, Heir; Heather Soto, Heir; Clint Hanaway, Heir; Successor, Trustee under Agreement dated January 13, 2010; If Living, Including any Unknown Spouse of Said Defendant(s), if Remarried, and if Deceased, the Respective Unknown Heirs, Devisees, Grantees, Assignees, Creditors, Lienors, and Trustees, and all other Persons Claiming by, Through, Under or Against the Named Defendant(s); Unknown Tenant #1; Unknown Tenant #2 are the Defendants, that the Clerk of Courts will sell to the highest and best bidder for cash by electronic sale at www.sarasota.realforeclose.com, beginning at 9:00 AM on the 19th day of October, 2015, the following described property as set forth in said Final Judgment, to wit:
BEGIN AT THE NORTHEAST CORNER OF SECTION 21, TOWNSHIP 39 SOUTH, RANGE 19 EAST AND RUN SOUTH 0°55'10” WEST, 1794.75 FEET; THENCE NORTH 89°04'50” WEST, 240.00 FEET; THENCE ALONG A CURVE TO THE RIGHT, A RADIUS OF 4310.00 FEET, ARC OF 151.77 FEET, CHORD OF 151.57 FEET, CHORD BEARING OF NORTH 88°04'18” WEST, FOR A POINT OF BEGINNING; THENCE CONTINUE ALONG A CURVE TO THE RIGHT, RADIUS OF 4310.00 FEET, ARC OF 80.00 FEET, CHORD OF 80.00 FEET, CHORD BEARING OF NORTH 86°31'51” WEST; THENCE NORTH 4°00'03” EAST, 100.00 FEET; THENCE ALONG A CURVE TO THE LEFT RADIUS OF 4210.00 FEET, ARC OF 78.15 FEET, CHORD OF 78.15 FEET, CHORD BEARING OF SOUTH 86°31'51” EAST; THENCE SOUTH 2°56'14” WEST, 100.00 FEET TO THE POINT OF BEGINNING, LYING AND BEING IN SARASOTA COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
