NOTICE OF SALE IS HEREBY GIVEN pursuant to a Uniform Final Judgment of Foreclosure dated January 20, 2016, and entered in Case No. 51 2012-CA-2755-WS of the Circuit Court of the 6th Judicial Circuit in and for Pasco County, Florida, wherein THE BANK OF NEW YORK MELLON TRUST COMPANY, N.A. F/K/A THE BANK OF NEW YORK TRUST COMPANY, N.A. AS SUCCESSOR-IN-INTEREST TO ALL PERMITTED SUCCESSORS AND ASSIGNS OF THE CHASE MANHATTAN BANK AS TRUSTEE FOR IMC HOME EQUITY LOAN OWNER TRUST 1998-7, is Plaintiff, and CHRISTINE GRAMEGNA, ET AL., are the Defendants, the Office of Paula S. O'Neil, Pasco County Clerk of the Court will sell to the highest and best bidder for cash via online auction at www.pasco.realforeclose.com at 11:00 A.M. on the 25th day of April, 2016, the following described property as set forth in said Final Judgment, to wit:
LOT 172, COLONIAL MANOR, UNIT FOUR, ACCORDING TO THE MAP OR PLAT THEREOF, AS RECORDED IN PLAT BOOK 8, PAGE 77, PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
