NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Uniform Final Judgment of Foreclosure dated January 8, 2016, and entered in Case No. 12-3166-CI of the Circuit Court of the 6th Judicial Circuit in and for Pinellas County, Florida, wherein CHRISTINA TRUST, A DIVISION OF WILMINGTON SAVINGS FUND SOCIETY, FSB, NOT IN ITS INDIVIDUAL CAPACITY BUT AS TRUSTEE OF ARLP TRUST 5, is Plaintiff and NICHOLAS A. PREZIOSO, ET AL., are the Defendants, the Office of Ken Burke, Pinellas County Clerk of the Court will sell to the highest and best bidder for cash via an online auction at www.pinellas.realforeclose.com at 10:00 A.M. on the 23rd day of February, 2016, the following described property as set forth in said Final Judgment, to wit:
THAT CERTAIN CONDOMINIUM PARCEL CONSISTING OF UNIT 222 AS SHOWN ON CONDOMINIUM PLAT OF MARILYN PINES CONDOMINIUM APARTMENTS UNIT 2, ACCORDING TO CONDOMINIUM PLAT BOOK 14, PAGES 7, 8, AND 9, PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA, AND BEING FURTHER DESCRIBED IN THAT CERTAIN DECLARATION OF CONDOMINIUM FILED MAY 8, 1973, IN OR. BOOK 4026, PAGES 1766 THROUGH 1826 INCLUSIVE, PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA. TOGETHER WITH THE EXHIBITS ATTACHED THERETO AND MADE A PART THEREOF, TOGETHER WITH AN UNDIVIDED 1.730% SHARE IN THE COMMON ELEMENTS APPURTENANT THERETO, AND TOGETHER WITH PERPETUAL AND NON-EXCLUSIVE EASEMENT IN COMMON WITH, BUT NOT LIMITED TO, ALL OTHER OWNERS OF UNDIVIDED INTERESTS IN THE IMPROVEMENTS UPON THE LAND ABOVE DESCRIBED FOR INGRESS AND EGRESS AND USE OF ALL PUBLIC PASSAGEWAYS, AS WELL AS COMMON AREAS AND FACILITIES UPON THELAND ABOVE DESCRIBED.
Being that parcel of land conveyed to NICHOLAS PREZIOSO, A SINGLE MAN from BARBARA A. NAZZARO, A MARRIED WOMAN, ANDREA MARIE DIMINO, A SINGLE WOMAN AND NICHOLAS PREZIOSO, A SINGLE MAN by that deed dated 02/28/2002 and recorded 04/04/2002 in Deed Book 11927 and Page 1902 of the PINELLAS County, FL Public Registry.
Property Address: 2060 Marilyn Street, # 222, Clearwater, FL 33765
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
