NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered March 31, 2016 in Civil Case No. 58-2015-CA-004138NC of the Circuit Court of the TWELFTH Judicial Circuit in and for Sarasota County, Sarasota, Florida, wherein FIFTH THIRD MORTGAGE COMPANY is Plaintiff and ANDREW BALASH, AGNES BALASH, AGNES BALASH, AS CO-TRUSTEE OF THE AGNES BALASH REVOCABLE TRUST UNDER AGREEMENT DATED 22ND DAY OF MARCH, 2007, AGNES BALASH, AS CO-TRUSTEE OF THE ANDREW BALASH REVOCABLE TRUST UNDER AGREEMENT DATED 22ND DAY MARCH, 2007, ANDREW BALASH, AS CO-TRUSTEE OF THE AGNES BALASH REVOCABLE TRUST UNDER AGREEMENT DATED 22ND DAY OF MARCH, 2007, ANDREW BALASH, AS CO-TRUSTEE OF THE ANDREW BALASH REVOCABLE TRUST UNDER AGREEMENT DATED 22ND DAY MARCH, 2007, ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE AGNES BALASH REVOCABLE TRUST UNDER AGREEMENT DATED 22ND DAY OF MARCH, 2007, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS TRUSTEES, BENEFICIARIES, OR OTHER CLAIMANTS , ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE ANDREW BALASH REVOCABLE TRUST UNDER AGREEMENT DATED 22ND DAY OF MARCH, 2007, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS TRUSTEES, BENEFICIARIES, OR OTHER CLAIMANTS, DOLPHIN TOWERS CONDOMINIUM ASSOCIATION, INC., WILLIAM G. PAYNE, ARROW PLUMBING SERVICES, LLC, CONCRETE PROTECTION AND RESTORATION, INC. , UNKNOWN TENANT IN POSSESSION 1, UNKNOWN TENANT IN POSSESSION 2, are Defendants, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.sarasota.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 2nd day of May, 2016 at 09:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Unit 7-H, DOLPHIN TOWER, a Condominium, according to the Declaration of Condominium recorded in Official Records Book 1055, Pages 269 thru 387, inclusive, and amended in Official Records Book 1069, Pages 310 thru 322, amended in Official Records Book 1069, Pages 1652 thru 1688, amended in Official Records Book 1416, Page 1125, of the Public Records of Sarasota County, Florida.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
