NOTICE IS HEREBY GIVEN pursuant to an Amended Final Judgment of Foreclosure dated December 14, 2015, entered in Case No. 10-016353-CI of the Circuit Court of the Sixth Judicial Circuit, in and for Pinellas County, Florida, wherein WELLS FARGO BANK, NA SUCCESSOR BY MERGER TO WELLS FARGO HOME MORTGAGE, INC. F/K/A NORWEST MORTGAGE, INC is the Plaintiff and Ruth Maestri a/k/a Ruth A. Maestri; The Unknown Spouse of Ruth Maestri a/k/a Ruth A. Maestri; Lee Holland a/k/a Lee J. Holland; The Unknown Spouse of Lee Holland a/k/a Lee J. Holland; Any and all unknown parties claiming by, through, under, and against the herein named individual defendant(s) who are not known to be dead or alive, whether said unknown parties may claim an interest as spouses, heirs, devisees, grantees, or other claimants; Tenant #1, Tenant #2, Tenant #3, and Tenant #4, the names being fictitious to account for parties in possession are the Defendants, that Ken Burke, Pinellas County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.pinellas.realforeclose.com, beginning at 10:00 AM on the 10th day of March, 2016, the following described property as set forth in said Final Judgment, to wit:
THAT PART OF THE UNSUBDIVIDED BLOCK 159, OFFICIAL MAP OF THE TOWN OF TARPON SPRINGS ACCORDING TO MAP OR PLAT THEREOF RECORDED IN PLAT BOOK 4, PAGE 79, PUBLIC RECORDS OF PINELLAS COUNTY, FLORIDA, DESCRIBED AS FOLLOWS: COMMENCE AT THE CENTER OF SECTION 8, TOWNSHIP 27 SOUTH, RANGE 16 EAST, PINELLAS COUNTY, FLORIDA; RUN THENCE SOUTH 79.45 FEET; THENCE WEST 928.33 FEET TO THE MOST NORTHERLY POINT OF SAID BLOCK 159, LYING EAST OF HIGHLAND AVENUE AND SOUTH OF MAMMA'S PLACE, AS RECORDED IN PLAT BOOK 21, PAGE 59, PINELLAS COUNTY RECORDS; THENCE RUN SOUTH 39 DEGREES 41 MINUTES 53 SECONDS WEST, 7.51 FEET; THENCE SOUTH 46 DEGREES 56 MINUTES 57 SECONDS EAST, 17.01 FEET; THENCE SOUTH 39 DEGREES 41 MINUTES 53 SECONDS WEST, 90.29 FEET TO THE POINT OF BEGINNING ON THE SOUTHERLY RIGHT-OF-WAY LINE OF KEYSTONE ROAD; THENCE SOUTH 48 DEGREES 01 MINUTE 11 SECONDS EAST, 152.30 FEET; THENCE SOUTH 43 DEGREES 03 MINUTES 03 SECONDS WEST, 87.29 FEET; THENCE NORTH 49 DEGREES 05 MINUTES 15 SECONDS WEST, 137.08 FEET TO A POINT OF THE SOUTHERLY RIGHT-OF-WAY LINE OF KEYSTONE ROAD; THENCE BY THE FOLLOWING THREE COURSES ALONG SAID RIGHT-OF-WAY LINE; NORTH 39 DEGREES 41 MINUTES 53 SECONDS EAST, 10.71 FEET THENCE NORTH 50 DEGREES 18 MINUTES 07 MINUTES WEST, 10 FEET; THENCE NORTH 39 DEGREES 41 MINUTES 53 SECONDS EAST, 79.59 FEET TO THE POINT OF BEGINNING. LESS ANY PORTION THEREOF WHICH MAY LIE WITHIN RIGHT-OF-WAY OF STATE ROAD S-582, SECTION 15560-2601, AS SAID RIGHT-OF-WAY IS DESCRIBED IN SPECIAL WARRANTY DEED RE-RECORDED IN O.R. BOOK 1754, PAGE 739, AS CLERK'S INSTRUMENT NO. 105574B, PINELLAS COUNTY RECORDS. THAT PORTION LYING 20.0 FEET SOUTH OF THE SOUTHERLY RIGHT-OF-WAY LINE OF OLD KEYSTONE ROAD SUBJECT TO AN INGRESS AND EGRESS EASEMENT
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
