NOTICE OF SALE IS HEREBY GIVEN pursuant to a Uniform Final Judgment of Foreclosure dated July 18, 2016, and entered in Case No. 2013 CA 000664 of the Circuit Court of the 6th Judicial Circuit in and for Pasco County, Florida, wherein BAYVIEW LOAN SERVICING, LLC, is Plaintiff, and MARIA SIMMONDS, ET. AL., are the Defendants, the Office of Paula S. O'Neil, Pasco County Clerk of the Court will sell to the highest and best bidder for cash via online auction at www.pasco.realforeclose.com at 11:00 A.M. on the 6th day of September, 2016, the following described property as set forth in said Final Judgment, to wit:
LOT 29, BLOCK 17, GRAND OAKS PHASE 2, UNIT 4, ACCORDING TO THE MAP OR PLAT THEREOF, AS RECORDED IN PLAT BOOK 40, PAGE(S) 118 THROUGH 120, INCLUSIVE, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA, TOGETHER WITH THAT PARTICULAR PORTION OF TRACT “A2”, SAID “GRAND OAKS PHASE 2, UNIT 4”, DESCRIBED AS FOLLOWS:
BEGIN AT THE NORTHEAST CORNER OF SAID LOT 29; THENCE THE FOLLOWING FOUR COURSES: 1) SOUTH 89° 41' 17” WEST, ALONG THE NORTH BOUNDARY OF SAID LOT 29, A DISTANCE OF 51.74 FEET; 2) NORTH 00° 18' 43” WEST, ALONG THE NORTHERLY EXTENSION OF THE WEST BOUNDARY OF SAID LOT 29, A DISTANCE OF 10.00 FEET; 3) NORTH 89° 41' 17” EAST, ALONG THE NORTH BOUNDARY OF SAID TRACT “A2”, 51.74 FEET; 4) SOUTH 00° 18' 43” EAST, ALONG THE NORTHERLY EXTENSION OF THE EAST BOUNDARY OF SAID LOT 21, A DISTANCE OF 10.00 FEET TO THE POINT OF BEGINNING.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
