NOTICE IS HEREBY GIVEN pursuant to order rescheduling foreclosure sale or Final Judgment, entered in Civil Case No. 2016-CA-000304 of the Circuit Court of the 12th Judicial Circuit in and for Manatee County, Florida, wherein The Bank of New York Mellon f/k/a The Bank of New York as Trustee for First Horizon Alternative Mortgage Securities Trust 2006-AA3, Plaintiff and Jeffrey Wagner are defendant(s), I, Clerk of Court, Angelina “Angel” Colonneso, will sell to the highest and best bidder for cash VIA THE INTERNET AT WWW.MANATEE.REALFORECLOSE.COM, AT 11:00 A.M. on September 6, 2016, the following described property as set forth in said Final Judgment, to-wit:
LOT 36, BLOCK E, PATRISON SUBDIVISION, ACCORDING TO THE PLAT THEREOF RECORDED IN PLAT BOOK 7, PAGE 91, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, TOGETHER WITH NONEXCLUSIVE PERPETUAL EASEMENT FOR INGRESS AND EGRESS OVER AND ACROSS THE EASTERLY 15 FEET OF LOT 37, BLOCK E, PATRISON SUBDIVISION, ACCORDING TO THE PLAT THEREOF AS RECORDED IN PLAT BOOK 7, PAGE 91, OF SAID RECORDS, SAID EASEMENT TO CONSTITUTE AN APPURTENANCE TO THE ABOVE DESCRIBED PROPERTY.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
