NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated August 4, 2016, entered in Case No. 53-2015-CA-002511-00 of the Circuit Court of the Tenth Judicial Circuit, in and for Polk County, Florida, wherein WELLS FARGO BANK, NA is the Plaintiff and James P Scanlan A/K/A James Patrick Scanlan; Any and All Unknown Parties Claiming by, Through, Under and Against the Herein Named Individual Defendant(s) who are not Known to be Dead or Alive, Whether said Unknown Parties may Claim an Interest as Spouses, Heirs, Devisees, Grantees, or other Claimants; Buckeye Trace Homeowners Association, Inc.; Tenants #1, Tenants #2, Tenant #3 and Tenant #4 are the Defendants, that Stacy M. Butterfield, Polk County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.polk.realforeclose.com, beginning at 10:00 AM on the 19th day of September, 2016, the following described property as set forth in said Final Judgment, to wit:
LOT 31, BUCKEYE TRACE, ACCORDING TO THE PLAT THEREOF, RECORDED IN PLAT BOOK 142, PAGE 45, OF THE PUBLIC RECORDS OF POLK COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
