NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated August 11, 2016, entered in Case No. 36-2015-CA-051329 of the Circuit Court of the Twentieth Judicial Circuit, in and for Lee County, Florida, wherein THE BANK OF NEW YORK MELLON, F/K/A THE BANK OF NEW YORK, SUCCESSOR IN INTEREST TO JPMORGAN CHASE BANK, N.A. AS TRUSTEE FOR STRUCTURED ASSET MORTGAGE INVESTMENTS II INC., BEAR STEARNS ALT-A TRUST, MORTGAGE PASS- THROUGH CERTIFICATES, SERIES 2005-4 is the Plaintiff and Ronald Lanzetta A/K/A Ronald C. Lanzetta ; Susan Tighe A/K/A Susan S. Lanzetta ; The Unknown Spouse Of Ronald Lanzetta A/K/A Ronald C. Lanzetta ; The Unknown Spouse Of Susan Tighe A/K/A Susan S. Lanzetta ; Any And All Unknown Parties Claiming By, Through, Under, And Against The Herein Named Individual Defendant(S) Who Are Not Known To Be Dead Or Alive, Whether Said Unknown Parties May Claim An Interest As Spouses, Heirs, Devisees, Grantees, Or Other Claimants ; Mortgage Electronic Registration Systems Incorporated As Nominee For CTX Mortgage Company, LLC; Tenant #1; Tenant #2; Tenant #3; Tenant #4 are the Defendants, that I will sell to the highest and best bidder for cash by electronic sale at www.lee.realforeclose.com, beginning at 9:00 AM on September 12, 2016, the following described property as set forth in said Final Judgment, to wit:
A PARCEL OF LAND LOCATED IN THE EAST 1/2 OF THE EAST 1/2 OF THE SOUTHEAST 1/4, SECTION 13, TOWNSHIP 43 SOUTH, RANGE 26 EAST, LEE COUNTY, FLORIDA, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:

COMMENCING AT THE SOUTHEAST CORNER OF SAID SECTION 13, THENCE NORTH 00 DEGREES 18 MINUTES 30 SECONDS EAST ALONG THE EAST LINE OF SAID SECTION 13 FOR 33.00 FEET TO A POINT OF THE NORTHERLY RIGHT OF WAY LINE OF SR NO. 78 AND THE POINT OF BEGINNING OF THE FOLLOWING DESCRIBED PARCEL. FROM SAID POINT OF BEGINNING RUN NORTH 89 DEGREES 38 MINUTES 50 SECONDS WEST, 235.07 FEET ALONG THE NORTHERLY RIGHT OF WAY LINE OF SAID SR NO. 78, THENCE NORTH 01 DEGREES 47 MINUTES 47 SECONDS WEST FOR 273.00 FEET, THENCE NORTH 89 DEGREES 41 MINUTES 33 SECONDS EAST FOR 245.10 FEET TO THE EAST LINE OF SAID SECTION 13, THENCE SOUTH 00 DEGREES 18 MINUTES 30 SECONDS WEST FOR 273.00 FEET TO THE POINT OF BEGINNING.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
