NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated October 31, 2016, and entered in Case No. 2015-CA-004690-O of the Circuit Court of the NINTH Judicial Circuit in and for ORANGE COUNTY, Florida, wherein HMC ASSETS, LLC SOLELY IN ITS CAPACITY AS SEPARATE TRUSTEE OF CAM XIV TRUST, is Plaintiff, and TROY R. BLACKWELL A/K/A TROY RICARDO BLACKWELL, et al are Defendants, the clerk, Tiffany Moore Russell, will sell to the highest and best bidder for cash, beginning at 11:00 AM www.myOrangeClerk.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 05 day of January, 2017, the following described property as set forth in said Final Judgment, to wit:
Lot 138, KENSINGTON SECTION TWO, according to the Plat thereof as recorded in Plat Book 17, Page 38, of the Public Records of Orange County, Florida
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
