NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated January 7, 2016, entered in Case No. 2015-CA-007727-O of the Circuit Court of the Ninth Judicial Circuit, in and for Orange County, Florida, wherein The Bank of New York Mellon fka The Bank of New York, as Trustee for the Certificateholders CWALT, Inc., Alternative Loan Trust 2006-16CB Mortgage Pass-Through Certificates, Series 2006-16CB is the Plaintiff and Kashmira Patel; Sanjay Patel; Southmeadow Homeowners Association, Inc. are the Defendants, that Tiffany Moore Russell, Orange County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.myorangeclerk.realforeclose.com, beginning at 11:00 on the 16th day of February, 2016, the following described property as set forth in said Final Judgment, to wit:
LOT 62, WINDROSE AT SOUTHMEADOW UNIT 2, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 62, PAGES 37 THROUGH 41, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
