NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated December 14, 2015, entered in Case No. 51-2013-CA-001368-CA-ES of the Circuit Court of the Sixth Judicial Circuit, in and for Pasco County, Florida, wherein Freedom Mortgage Corporation is the Plaintiff and Leah Tatman A/K/A Leah J. Tatman; Paul Tatman A/K/A Paul K. Tatman; Unknown Tenant I; Unknown Tenant II are the Defendants, that Paula O'Neil, Pasco County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.pasco.realforeclose.com, beginning at 11:00 AM on the 18th day of February, 2016, the following described property as set forth in said Final Judgment, to wit:
LOT 4, MURPHY'S SUBDIVISION “B”, AN UNRECORDED SUBDIVISION BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
THE EAST ½ OF THE SOUTH ½ OF TRACT 128, ZEPHYRHILLS COLONY COMPANY LANDS IN SECTION 36, TOWNSHIP 25 SOUTH, RANGE 21 EAST, IS RECORDED IN PLAT BOOK 2, PAGE 6, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA.
LESS THE EAST 20.0 FEET THEREOF, SUBJECT TO, TOGETHER WITH THE RESERVING UNTO GRANTOR, HER SUCCESSORS AND ASSIGNS, A NON-EXCLUSIVE EASEMENT FOR INGRESS, EGRESS AND UTILITIES, OVER UNDER AND ACROSS THE SOUTH 30.00 FEET OF THE NORTH ½ OF TRACT 128 AND THE NORTH 30.00 FEET OF THE SOUTH ½ OF TRACT 128.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
