NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated December 7, 2015 and the Order rescheduling the sale dated FEBRUARY 8, 2016, and entered in Case No. 2012-CC-2294 of the COUNTY COURT OF THE TWELFTH JUDICIAL CIRCUIT in and for Manatee County, Florida, wherein BRADEN CROSSINGS HOMEOWNERS ASSOCIATION, INC. is Plaintiff, and HECTOR D. ALVARENGA; PATRICIA ALVARENGA; JPMORGAN CHASE BANK FORMERLY KNOWN AS WASHINGTON MUTUAL BANK; CHASE BANK USA, N.A.; HARVEST CREDIT MANAGEMENT, VII and PORTFOLIO RECOVERY ASSOCIATES, LLC are Defendants, I will sell to the highest and best bidder for cash, via the internet at www.manatee.realforeclose.com, the Clerk's website for online auctions, at 11:00 AM, on the 4 day of MARCH, 2016 the following described property as set forth in said Final Judgment, to wit:
Lot 58, BRADEN CROSSINGS, PHASE 1-A, as per plat thereof, recorded in Plat Book 30, Pages 86 through 90, of the Public Records of Manatee County, Florida.
A/K/A: 4620 56th Terrace East, Lot 58, Bradenton, FL 34203
A PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN SIXTY (60) DAYS AFTER THE SALE.
