NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 1st day of December, 2015, and entered in Case No. 2012CA4930, of the Circuit Court of the 12TH Judicial Circuit in and for Manatee County, Florida, wherein WELLS FARGO BANK, N.A. is the Plaintiff and ERNEST H. KERR; DEPARTMENT OF THE TREASURY - INTERNAL REVENUE SERVICE; THE PALMA SOLA PARK ASSOCIATION, INC.; REBECCA R. SMITH A/K/A REBECCA SMITH and UNKNOWN TENANT IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash electronically at www.manatee.realforeclose.com in accordance with Chapter 45 at, 11:00 AM on the 2nd day of March, 2016, the following described property as set forth in said Final Judgment, to wit:
COMMENCE AT THE NORTHEASTERLY CORNER OF LOT 25, BLOCK 14, PALMA SOLA PARK, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 2, PAGE(S) 122 AND 123, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, THENCE N 40 DEGREES 20' 30” W ALONG THE SOUTHERLY R/W LINE OF ESTRE-MADURA DRIVE, 21.67 FEET FOR THE P.O.B., THENCE S 49 DEGREES 00' 00” W, 174.45 FEET TO THE REAR LINE OF SAID LOT 25, TO A POINT SAID POINT LYING 25.34 FEET NORTHWESTERLY OF THE SOUTHEASTERLY CORNER OF SAID BLOCK 25, THENCE N 44 DEGREES 13' W, ALONG THE REAR LINES OF LOT 25 AND 26, OF SAID BLOCK 14, A DISTANCE OF 101.32 FEET, THENCE N 53 DEGREES 36' 30” E, 181.65 FEET TO THE SOUTHERLY R/W LINE OF ESTRE-MADURA DRIVE, THENCE S 40 DEGREES 20' 30” E, 86.66 FEET ALONG THE CHORD OF A CURVE, CONCAVE TO SW SAID CURVE BEING THE AFOREMENTIONED R/W TO THE P.O.B.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
