NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 2nd day of December, 2015, and entered in Case No. 51-2014-CA-000883-ES -, of the Circuit Court of the 6TH Judicial Circuit in and for Pasco County, Florida, wherein U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE ON BEHALF OF THE HOLDERS OF THE JPMORGAN MORTGAGE ACQUISITION TRUST 2006- ACC1, ASSET BACKED PASS-THROUGH CERTIFICATES, SERIES 2006-ACC1 is the Plaintiff and GERARDO SIERRA; MARIBEL SIERRA; AND UNKNOWN TENANT IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The Clerk of this Court shall sell to the highest and best bidder for cash, on the 27th day of January, 2016, at 11:00 AM on Pasco County's Public Auction website: www.pasco.realforeclose.com, pursuant to judgment or order of the Court, in accordance with Chapter 45, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
LOT 12, BLOCK 6, FOX RIDGE - PLAT I, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 15, PAGES 118 TO 128, INCLUSIVE, OF THE PUBLIC RECORDS OF PASCO COUNTY, FLORIDA
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
