NOTICE IS HEREBY GIVEN pursuant to a Consent Final Judgment of Foreclosure dated October 6, 2014 and entered in Civil Case No 2012-CA-010023-O of the Ninth Judicial Circuit, in and for Orange County, Florida, wherein THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF THE CWMBS INC., CHL MORTGAGE PASS-THROUGH TRUST 2006-OA5, MORTGAGE PASS THROUGH CERTIFICATES, SERIES 2006-OA5 is Plaintiff and BANASHWAR ARMOOGAN; SURSATTIE ARMOOGAN; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS; HUNTER'S CREEK COMMUNITY ASSOCIATION, INC.; AND TENANT, are defendant(s), I, Clerk of Court, will sell to the highest and best bidder for cash at www.myorangeclerk.realforeclose.com, at 11:00 AM on February 10, 2016 the following described

Property address: 12937 Islamorada Drive, Orlando, FL 32837 Property Description: LOT 217, HUNTER'S CREEK TRACT 515 PHASE II, ACCORDING TO THE PLAT RECORDED IN PLAT BOOK 48, PAGES 96 THROUGH 99, INCLUSIVE, AS RECORDED IN THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA; SAID LAND SITUATE, LYING AND BEING IN ORANGE COUNTY, FLORIDA.
