NOTICE is hereby given that, pursuant to the Final Judgment of Foreclosure entered on or about March 27, 2014 and the Order Granting Stipulation for Entry of Order Rescheduling Foreclosure Sale as to Count II Property (Rowan Road Property) entered on January 8, 2016 in the above-referenced matter pending in the Circuit Court of the Fifth Judicial Circuit in and for Hernando County, Florida, the Clerk of this Court will sell the following described property situated in Pasco County, Florida:
Tract 41, said Tract 41, being otherwise described as Lots 1 through 44, inclusive, GOLF VIEW HEIGHTS, as recorded in Plat Book 3, Page 62, of the Public Records of Pasco County, Florida; same being a subdivision of said Tract 41 in Section 3, Township 26 South, Range 16 East, being designated and described in accordance with the plat of said Section 3, recorded in Plat Book 1, Page 61, LESS the West 435.60 feet of the South 100 feet of said Tract 41; LESS the West 25 feet of the North 230 feet of said Tract 41; AND LESS road right-of-ways to Pasco County, described in Official Records Book 1204, Page 747; including that portion of Grace Avenue as vacated in Resolution recorded in Official Records Book 1226, Page 1753, of the Public Records of Pasco County, Florida, all lying West of Rowan Road, being further described as follows:
A portion of Tract 41 of PORT RICHEY LAND COMPANY SUBDIVISION, as shown on plat recorded in Plat Book 1, Page 61, of the Public Records of Pasco County, Florida, which was resubdivided as a portion of Lots 1, 2, 23, 24 and 25 and a portion of Grace Avenue of GOLF VIEW HEIGHTS, as shown on plat recorded in Plat Book 3, Page 62, of the Public Records of Pasco County, Florida, more particularly described as follows: Commence at the Northwest corner of said Tract 41; thence run South 89 deg. 35'18” East, 25.00 feet along the North boundary line of said Tract 41; thence South 00 deg. 22'28” West, 25.00 feet to the South right-of-way line of Nebraska Avenue as now established and the POINT OF BEGINNING; thence run South 89 deg. 35'18” East, 40.04 feet along said South right-of-way line of Nebraska Avenue to the Westerly right-of-way line of Rowan Road as now established; thence South 27 deg. 20'07” East, 233.58 feet along said Westerly right-of-way line; thence North 89 deg. 36'14” West, 148.65 feet to the East right-of-way line of Baker Road as described in Official Records Book 774, Page 1326, of the Public Records of Pasco County, Florida; thence North 00 deg. 22'28” East, 206.77 feet along said Easterly right-of-way line to the POINT OF BEGINNING. Said portion of Grace Avenue being vacated in Official Records Book 1226, Page 1753, of the Public Records of Pasco County, Florida.
Subject to a perpetual easement for right of way being more particularly described as follows:
A portion of Tract 41, of Port Richey Land Company Subdivision, as shown on the plat recorded in Plat Book 1, Page 61, of the public records of Pasco County, Florida, which was resubdivided as a portion of Lots 1, 2, 23, and 25, and a portion of Grace Avenue of Golf View Heights, as shown on plat recorded in Plat Book 3, Page 62, of the public records of Pasco County, Florida, being further described as follows: Commence at the Northwest corner of said Tract 41; thence run South 89° 35' 18” East, 25.00 feet along the North boundary line of said Tract 41; thence South 00° 22' 28” West, 25.00 feet to the Point of Beginning; thence South 89° 35' 18” East, 40.04 feet along the South right-of-way line of Nebraska Avenue as now established; thence South 27° 20' 07” East, 233.58 feet along the Westerly right-of-way line of Rowan Road as now established; thence North 89° 36' 14” West, 22.60 feet; thence North 27° 20' 07” West, 227.94 feet; thence North 89° 35' 18” West 15.06 feet; thence South 00° 22' 28” West, 201.77 feet; thence North 89° 36' 14” West, 5.00 feet; thence North 00° 22' 28” East, 206.77 feet along the West-right-of-way line of Baker Road as now established to the Point of Beginning.
