BEGIN AT THE SOUTHWEST CORNER OF LOT 8, OAKRUN SUBDIVISION; THENCE NORTH 00 DEGREES 00 MINUTES 02 SECONDS EAST, ALONG THE WEST LINE OF SAID LOT 8, A DISTANCE OF 140.51 FEET; THENCE SOUTH 78 DEGREES 19 MINUTES 22 SECONDS EAST, A DISTANCE OF 336.26 FEET TO A POINT ON THE WEST RIGHT-OF-WAY LINE OF 46TH STREET EAST, (84 FEET WIDE), SAID POINT LYING ON A CURVE OF WHICH THE RADIUS POINT LIES SOUTH 65 DEGREES 48 MINUTES 09 SECONDS EAST, A RADIAL DISTANCE OF 712.00 FEET; THENCE SOUTHWESTERLY ALONG SAID RIGHT-OF-WAY LINE, THROUGH A CENTRAL ANGLE OF 11 DEGREES 33 MINUTES 51 SECONDS, AN ARC DISTANCE OF 143.71 FEET TO THE SOUTHEAST CORNER OF SAID LOT 8, THENCE NORTH 77 DEGREES 22 MINUTES 00 SECONDS WEST, ALONG THE SOUTHERLY LINE OF SAID LOT 8, A DISTANCE OF 291.03 FEET TO THE POINT OF BEGINNING.
