NOTICE IS HEREBY GIVEN pursuant to a Uniform Final Judgment of Foreclosure dated July 7, 2016, entered in Civil Case No.: 51-2014-CA-001724-CAAX-WS of the Circuit Court of the Sixth Judicial Circuit in and for Pasco County, Florida, wherein THE BANK OF NEW YORK MELLON, AS TRUSTEE FOR CIT MORTGAGE LOAN TRUST 2007-1, Plaintiff, and STEPHEN J. GARDNER; ANGELLA M. GARDNER; IF LIVING, ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE ABOVE NAMED DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSE, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS; CYPRESS LAKE HOMEOWNERS ASSOCIATION OF PASCO, INC.;, are Defendants.

ALL THAT PARCEL OF LAND IN PASCO COUNTY, STATE OF FLORIDA, AS MORE FULLY DESCRIBED IN DEED BOOK 3392, PAGE 1183, ID#14-26-16-010B-00000-0120, BEING KNOWN AND DESIGNATED AS LOT 12, CYPRESS LAKES, UNIT 3, PHASE 1, FILED IN PLAT BOOK 30, PAGE 59.
BY FEE SIMPLE DEED FROM CENTRAL HARBOR HOMES CORPORATION AS SET FORTH IN DEED BOOK 3392, PAGE 1183 DATED 02/07/1995 AND RECORDED 02/10/1995, PASCO COUNTY RECORDS, STATE OF FLORIDA.
If you are a person claiming a right to funds remaining after the sale, you must file a claim with the clerk no later than 60 days after the sale. If you fail to file a claim you will not be entitled to any remaining funds. After 60 days, only the owner of record as of the date of the lis pendens may claim the surplus.
