NOTICE IS HEREBY GIVEN THAT, pursuant to Plaintiff's Final Judgment of Foreclosure entered on or around July 20, 2016, in the above-captioned action, the Clerk of Court, Tiffany Moore Russel, will sell to the highest and best bidder for cash at www.myorangeclerk.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 24th day of August, 2016, at 11:00 A.M. on the following described property as set forth in said Final Judgment of Foreclosure, to wit:

BOOK 3006, PAGE 475, ET SEQ., OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, AND THE FIRST AMENDMENT TO THE DECLARATION OF CONDOMINIUM RECORDED IN O.R. BOOK 3011, PAGE 1969 AND AS AMENDED BY THE FOLLOWING CITATIONS: O.R. BOOK 3064, PAGE 1482; O.R. BOOK 3077, PAGE 1356; O.R. BOOK 3094, PAGE 1620; O.R. BOOK 3097, PAGE 190, O.R. BOOK 3115, PAGE 2080 AND RE-RECORDED IN O.R. BOOK 3117, PAGE 2661; O.R. BOOK 3102, PAGE 235 AND RE-RECORDED IN O.R. BOOK 3103, PAGE 39; O.R. BOOK 3141, PAGE 592; O.R. BOOK 3152, PAGE 2257; O.R. BOOK 3217, PAGE 105 AND ANY FURTHER AMENDMENTS OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA AND ANY AND ALL EXHIBITS THERETO, INCLUDING BUT NOT LIMITED TO THE ARTICLES OF INCORPORATION AND BY-LAWS OF ISLAND CLUB AT ROSEMONT CONDOMINIUM ASSOCIATION, INC. AND ANY AND ALL FURTHER AMENDMENTS THERETO (THE “CONDOMINIUM DOCUMENTS”). AS PROVIDED BY THE CONDOMINIUM ACT OF THE STATUTES OF THE STATE OF FLORIDA (S718, FLA., STAT.), SAID DESCRIPTION IN THIS CONVEYANCE INCLUDES, BUT IS NOT LIMITED TO, ALL APPURTENANCES TO THE CONDOMINIUM PARCEL AFOREDESCRIBED, INCLUDING THE UNDIVIDED INTEREST IN THE COMMON ELEMENTS OF THE CONDOMINIUM.
