NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated December 8, 2015, entered in Case No. 2014CA005669AX of the Circuit Court of the Twelfth Judicial Circuit, in and for Manatee County, Florida, wherein CitiMortgage, Inc. is the Plaintiff and Mark J. Sheppard; Deborah J. Sheppard; Unknown Tenants are the Defendants, that Angelina Colonneso, Manatee County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.manatee.realforeclose.com, beginning at 11:00 AM on the 6th day of April, 2016, the following described property as set forth in said Final Judgment, to wit:
BEGINNING AT A POINT FOUND BY MEASURING FROM AN OLD IRON PIPE IN AN ANGLE IN THE EASTERLY RIGHT OF WAY LINE OF LINCOLN ROAD, AS SHOWN ON THE PLAT OF MARINELAND SUBDIVISION RECORDED IN PLAT BOOK 7, PAGE 68 AND 68 A OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA, THENCE FROM SAID OLD IRON PIPE: (AT THE MOST WESTERLY POINT OF LOT 27) SOUTH 85 DEGREES 05' WEST 42.10 FEET TO THE WESTERLY LINE OF SAID LINCOLN RD; THIS BEING THE ABOVE MENTIONED POINT OF BEGINNING, THENCE ALONG THE WESTERLY LINE OF LINCOLN ROAD NORTH 13 DEGREES 27' EAST, 23.75 FEET; THENCE NORTH 82 DEGREES 52' FEET WEST, 219.9 FEET; THENCE SOUTH 5 DEGREES 05' EAST 79.58 FEET; THENCE NORTH 86 DEGREES 03' EAST, 212.4 FEET TO THE WESTERLY LINE OF LINCOLN ROAD; THENCE ALONG LINCOLN ROAD NORTH 23 DEGREES 15' WEST 15.70 FEET TO THE AFOREMENTIONED POINT OF BEGINNING, SITUATE AND BEING IN SECTION 23, TOWNSHIP 35 SOUTH, RANGE 18 EAST. BEING APPARENTLY TRACT 7, MOORE'S SUBDIVISION, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 10, PAGE 85 OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
