NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated March 3, 2016, entered in Case No. 2008-CA-022746-O of the Circuit Court of the Ninth Judicial Circuit, in and for Orange County, Florida, wherein U.S. Bank National Association, as Trustee for Mortgage Stanley Mortgage Loan Trust 2006-16AX, Mortgage Pass-Through Certificates, Series 2006-16AX is the Plaintiff and C. Jennifer Scroggins; Unknown Spouse of C. Jennifer Scroggins; The Blue Heron Beach Resort Community Association, Inc.; Mortgage Electronic Registration Systems, Inc.; Unknown Tenant #1; Unknown Tenant #2 are the Defendants, that Tiffany Moore Russell, Orange County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.myorangeclerk.realforeclose.com, beginning at 11:00 on the 14th day of April, 2016, the following described property as set forth in said Final Judgment, to wit:
CONDOMINIUM UNIT: 405
BLUE HERON BEACH TOWER 1, A CONDOMINIUM, ACCORDING TO THE DECLARATION THEREOF AS IN OFFICIAL RECORDS BOOK 8446, PAGE 1530, PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA, AND AS MAY BE AMENDED FROM TIME TO TIME, TOGETHER WITH APPURTENANCES THERETO AND TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS THEREOF, SUBJECT, HOWEVER, TO ALL THE PROVISIONS OF THE DECLARATION OF CONDOMINIUM.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
