NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of foreclosure dated March 01, 2016, and entered in Case No. 41 2013CA000798AX of the Circuit Court of the TWELFTH Judicial Circuit in and for MANATEE COUNTY, Florida, wherein WELLS FARGO BANK, N.A., AS TRUSTEE FOR FREDDIE MAC SECURITIES REMIC TRUST, SERIES 2005-S001, is Plaintiff, and RANDALL W. FOLK, et al are Defendants, the clerk, Angelina “Angel” Colonneso, will sell to the highest and best bidder for cash, beginning at 11:00 AM www.manatee.realforeclose.com, in accordance with Chapter 45, Florida Statutes, on the 01 day of April, 2016, the following described property as set forth in said Final Judgment, to wit:
COMMENCE AT THE SE CORNER OF THE NE 1/4 OF THE SW 1/4 SECTION 27, TOWNSHIP 34 SOUTH, RANGE 19 EAST, MANATEE COUNTY, FLORIDA; THENCE NORTH 0 DEGREES 1' 16” EAST ALONG THE EAST LINE OF SAID NE 1/4 OF SW 1/4, A DISTANCE OF 420 FEET, THENCE NORTH 89 DEGREES 53' 14” WEST, PARALLEL TO THE SOUTH LINE OF SAID NE 1/4 OF SW 1/4, A DISTANCE OF 972.77 FEET TO THE EASTERLY R/W LINE OF RYE BRIDGE ROAD; THENCE NORTH 49 DEGREES 44' 16” EAST ALONG THE R/W LINE 300 FEET TO A POINT OF BEGINNING; THENCE STILL NORTH 49 DEGREES 44' 16” EAST, ALONG SAID R/W LINE 147.00 FEET TO A POINT; THENCE SOUTH 40 DEGREES 15' 44” EAST, 355.00 FEET TO A POINT; THENCE NORTH 89 DEGREES 53' 14” WEST, 192.96 FEET TO A POINT; THENCE NORTH 40 DEGREES 15' 44” WEST, 230.00 FEET TO THE PLACE OF BEGINNING.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
