NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated December 7, 2015 and the ORDER ON DEFENDANTS' EMERGENCY MOTION TO VACATE FINAL JUDGMENT OF FORECLOSURE AND CANCEL SALE entered and dated on March 3, 2016 in Case No. 2012-CC-2294 of the COUNTY COURT OF THE TWELFTH JUDICIAL CIRCUIT in and for Manatee County, Florida, wherein BRADEN CROSSINGS HOMEOWNERS ASSOCIATION, INC. is Plaintiff, and HECTOR D. ALVARENGA; PATRICIA ALVARENGA; JPMORGAN CHASE BANK FORMERLY KNOWN AS WASHINGTON MUTUAL BANK; CHASE BANK USA, N.A.; HARVEST CREDIT MANAGEMENT, VII and PORTFOLIO RECOVERY ASSOCIATES, LLC are Defendants, Angelina “Angel” Colonneso, Manatee County Clerk of Court, will sell to the highest and best bidder for cash via the internet at www.manatee.realforeclose.com, the Clerk's website for online auctions, at 11:00 AM, on the 5th day of April, 2016 the following described property as set forth in said Final Judgment, to wit:
Lot 58, BRADEN CROSSINGS, PHASE 1-A, as per plat thereof, recorded in Plat Book 30, Pages 86 through 90, of the Public Records of Manatee County, Florida; A/K/A: 4620 56th Terrace East, Lot 58, Bradenton, FL 34203
A PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN SIXTY (60) DAYS AFTER THE SALE.
