NOTICE IS HEREBY GIVEN pursuant to a Consent Final Judgment of Foreclosure dated February 18, 2016, entered in Case No. 2012 CA 007949 NC of the Circuit Court of the Twelfth Judicial Circuit, in and for Sarasota County, Florida, wherein US Bank National Association as Trustee for Lehman XS Trust, Series 2007-15N is the Plaintiff and Mark Maudlin; Linda G. Maudlin; Park Trace Estates HOA, Inc.; Companion Property & Casualty Insurance Company; Any and All Unknown Parties Claiming By Through Under and Against the Herein Named Individual Defendant(s) Who Are Not Known to be Dead or Alive, Whether Said Unknown Parties May Claim an Interest as Spouses, Heirs, Devisees, Grantees, or Other Claimants; John Tenant; Jane Tenant whose names are fictitious to account for parties in possession are the Defendants, that Karen Rushing, Sarasota County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.sarasota.realforeclose.com, beginning at 9:00 AM on the 18th day of April, 2016, the following described property as set forth in said Final Judgment, to wit:
LOT 2318 PARK TRACE ESTATES, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 40, PAGE 26 THROUGH 26H, INCLUSIVE, OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
