NOTICE IS HEREBY GIVEN that sale will be made pursuant to an Order or Final Judgment. Final Judgment was awarded on January 13, 2016 in Civil Case No. 2015CA001815CAAXWS, of the Circuit Court of the SIXTH Judicial Circuit in and for Pasco County, Florida, wherein, NATIONSTAR MORTGAGE LLC is the Plaintiff, and CHARISE L. KELLY A/K/A CHARISE KELLY; SUNNYBROOK CONDOMINIUM ASSOCIATION INC; CAPITAL ONE BANK (USA) N.A.; WELLS FARGO BANK NA SUCCESSOR BY MERGER TO WACHOVIA BANK NATIONAL ASSOCIATION; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS are Defendants.

UNIT 24, BUILDING 8, SUNNYBROOK VI, A CONDOMINIUM ACCORDING TO THE PLAT THEREOF RECORDED IN CONDOMINIUM PLAT BOOK 2 PAGES 91 AND 92 OF THE PUBLIC RECORDS OF PASCO COUNTY FLORIDA AND BEING FURTHER DESCRIBED IN THAT CERTAIN DECLARATION OF CONDOMINIUM FILED FEBRUARY 19, 1986 IN OFFICIAL RECORDS BOOK 1481 PAGE 1144 AND AMENDMENTS THERETO OF THE PUBLIC RECORDS OF PASCO COUNTY FLORIDA TOGETHER WITH AN UNDIVIDED SHARE IN THE COMMON ELEMENTS APPURTENANT THERETO. TOGETHER WITH A PERPETUAL AND NON-EXCLUSIVE EASEMENT IN COMMON WITH BUT NOT LIMITED TO ALL OTHER OWNERS OF AN UNDIVIDED INTEREST IN THE IMPROVEMENTS UPON
THE LAND ABOVE DESCRIBED FOR INGRESS AND EGRESS AND USE OF ALL PUBLIC PASSAGEWAYS AS WELL AS COMMON AREAS AND FACILITIES UPON THE LAND ABOVE DESCRIBED.
ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
