NOTICE OF SALE IS HEREBY GIVEN pursuant to a Uniform Final Judgment of Foreclosure dated October 8, 2015, and entered in Case No. 08-CA-022436 of the Circuit Court of the 13th Judicial Circuit in and for Hillsborough County, Florida, wherein THE BANK OF NEW YORK MELLON F/K/A THE BANK OF NEW YORK, AS SUCCESSOR TRUSTEE FOR JPMORGAN CHASE BANK, NATIONAL ASSOCIATION, AS TRUSTEE FOR NOVASTAR MORTGAGE FUNDING TRUST, SERIES 2005-3 NOVASTAR HOME EQUITY LOAN ASSET-BACKED CERTIFICATES, SERIES 2005-3is Plaintiff and NANCY MERCADO; et al., are the Defendants, the office of Pat Frank, Hillsborough County Clerk of the Court will sell to the highest and best bidder for cash via an online auction at http://www.hillsborough.realforeclose.com at 10:00 AM on the 21st day of April, 2016, the following described property as set forth in said Uniform Final Judgment, to wit:
LOT 42, MARY DALE ESTATES, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 32, PAGE 18, OF THE PUBLIC RECORDS OF HILLSBOROUGH COUNTY, FLORIDA.

and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
