NOTICE IS HEREBY GIVEN pursuant to an Order dated April 5, 2016, entered in Case No. 2012CA004722AX of the Circuit Court of the Twelfth Judicial Circuit, in and for Manatee County, Florida, wherein The Bank of New York Mellon FKA The Bank of New York, as Trustee for the Certificateholders of CWALT, Inc., Alternative Loan Trust 2006-7CB, Mortgage Pass-Through Certificates, Series 2006-7CB is the Plaintiff and Larry R. Bell; Unknown Spouse of Larry R. Bell; United States of America; Bank of America, N.A.; American Express Bank, FSB; Unknown Tenant #1; Unknown Tenant #2 are the Defendants, that Angelina Colonneso, Manatee County Clerk of Court will sell to the highest and best bidder for cash by electronic sale at www.manatee.realforeclose.com, beginning at 11:00 AM on the 19th day of May, 2016, the following described property as set forth in said Final Judgment, to wit:
LOT 58 AND THE NORTH 15 FEET OF LOT 59, OF KENILWORTH, ACCORDING TO THE MAP OR PLAT THEREOF AS RECORDED IN PLAT BOOK 3, PAGE 25, OF THE PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
