A portion of Lot 4, TWIN PINES, according to the plat thereof as recorded in Plat Book 17 at Page 140 of the Public Records of Orange County, Florida, described as follows: Beginning at the Northwest corner of said Lot 4, run thence North 89 degrees 55'47” East a distance of 68.01 feet; thence South 30 degrees 24'48” West a distance of 80.68 feet; thence South 35 degrees 19'55” West a distance of 57.75 feet to a point on a curve concave to the South and having a radius of 44.00 feet; thence Northwesterly along the arc of said curve a distance of 15.42 feet through a central angle of 20 degrees 04'56”; thence North 29 degrees 40'48” East a distance of 36.60 feet to the Point of Beginning.
