NOTICE IS HEREBY GIVEN Pursuant to a Final Judgment of Foreclosure dated May 5, 2016, and entered in Case No. 13-CA-053574 of the Circuit Court of the Twentieth Judicial Circuit in and for Lee County, Florida in which Citi Bank, N.A. fka OneWest Bank N.A. fka OneWest Bank, FSB, is the Plaintiff and The Unknown Spouse, Heirs, Beneficiaries, Devisees, Grantees, Assignees, Lienors, Creditors, Trustees, and all other parties claiming an interest by, through, under or against the Estate of Laura Deane Sands, Deceased, United States of America, acting on behalf of the Secretary of Housing and Urban Development, Willard Wyatt Sands, are defendants, the Lee County Clerk of the Circuit Court will sell to the highest and best bidder for cash in/on www.lee.realforeclose.com in accordance with chapter 45 Florida Statutes , Lee County, Florida at 9:00am on the 6 day of June, 2016, the following described property as set forth in said Final Judgment of Foreclosure:
A TRACT OR PARCEL OF LAND BEING PART OF THE WEST 1/2 OF BLOCKS 9 AND 10 OF FRANCIS W. PERRY'S SUBDIVISION AS RECORDED IN PLAT BOOK 1 AT PAGE 18, PUBLIC RECORDS OF LEE COUNTY, FLORIDA, LYING IN SECTION 23, TOWNSHIP 43 SOUTH, RANGE 27 EAST:
COMMENCING AT THE NORTHWEST CORNER OF THE NORTHEAST 1/4 OF SECTION 23;
THENCE RUN SOUTH 00 DEGREES 03 MINUTES 11 SECONDS WEST, FOR 25.00 FEET TO THE APPARENT SOUTH RIGHT OF WAY LINE OF NORTH RIVER ROAD;
THENCE RUN SOUTH 89 DEGREES 37 MINUTES 32 SECONDS EAST, ALONG SAID RIGHT OF WAY LINE FOR 100.00 FEET TO THE POINT OF BEGINNING OF THE HEREIN DESCRIBED PARCEL.

THENCE RUN SOUTH 00 DEGREES 01 MINUTES 08 SECONDS WEST, ALONG SAID LINE FOR 203.94 FEET;
THENCE RUN NORTH 89 DEGREES 35 MINUTES 45 SECONDS WEST, FOR 240.00 FEET;
THENCE RUN NORTH 00 DEGREES 03 MINUTES 11 SECONDS EAST, FOR 203.81 FEET TO THE POINT OF BEGINNING.
