NOTICE IS HEREBY GIVEN pursuant to a Summary Final Judgment of Foreclosure entered April 29, 2016 in Civil Case No. 14-009174-CI of the Circuit Court of the SIXTH Judicial Circuit in and for Pinellas County, Clearwater, Florida, wherein LAKEVIEW LOAN SERVICING, LLC is Plaintiff and PATRICA A. RHEINSMITH A/K/A PATRICIA A. RHEINSMITH, JOSEPH C. RHEINSMITH, WILLOW GREENS HOMEOWNERS ASSOCIATION OF PINELLAS, INC., are Defendants, the Clerk of Court will sell to the highest and best bidder for cash electronically at www.pinellas.realforeclose.com in accordance with Chapter 45, Florida Statutes on the 13th day of June, 2016 at 10:00 AM on the following described property as set forth in said Summary Final Judgment, to-wit:
Proposed Lot 302 of WILLOW GREENS PHASE IIB, being described as follows:
Beginning at a point found by measuring from the Southwest corner of Lot 209 of WILLOW GREENS PHASE II A, as recorded In Plat Book 115, Page 5 of the Public Records of Pinellas County, Florida, South 00 Degrees 43 Minutes 28 Seconds West, along the East line of Tract “A” an Ingress/Egress, Drainage And Utility Easement, 36.00 feet to the above mentioned Point of Beginning; thence leaving said line South 89 Degrees 16 Minutes 32 Seconds East, along the South line of proposed Lot 301, 100.00 feet, to the West line of Tract B a Drainage Area Easement of said plat; thence South 00 Degrees 43 Minutes 28 Seconds West, along said line, 24.00 feet; thence leaving said line North 89 Degrees 16 Minutes 32 Seconds West, along the North line of proposed Lot 303, 100.00 feet, to the East line of said Tract “A” In said WILLOW GREENS PHASE II A; thence North 00 Degrees 43 Minutes 28 Seconds East, along said line 24.00 feet, to the aforementioned Point of Beginning.
TOGETHER WITH Ingress/Egress, Drainage and Utility Easement over a portion of the proposed plat of WILLOW GREENS PHASE IIB, Pinellas County, Florida.
Being a 24 foot wide easement lying 12 foot each side of the following described centerline:
Beginning at a point found by measuring from the Southeast corner of Lot 601, WILLOW GREENS PHASE II A, as recorded In Plat Book 115, Page 5 of the Public Records of Pinellas County, Florida, South 00 Degrees 43 Minutes 28 Seconds West, along the Wet line of an existing Ingress/Egress, Drainage And Utility Easement, 15.00 feet, to the South line of said Easement In Phase II A; thence South 89 Degrees 16 Minutes 32 Seconds East, along said South line 12.00 feet to the centerline of said Easement and the above mentioned Point of Beginning; thence South 00 Degrees 43 Minutes 28 Seconds West, along the centerline of the proposed Easement 75.69 feet, to the Point of Curve; thence 46.89 feet along the arc of a curve to the left concave to the Northeast, having a radius of 30.00 feet, a chord of 42.26 feet bearing South 44 Degrees 03 Minutes 12 Seconds East, to the Point of Tangent, said point being 12.00 feet North of proposed Lot 408; thence South 88 Degrees 49 Minutes 52 Seconds East, 163.00 feet to the Point of Termination of said Ingress/Egress, Drainage And Utility Easement, In proposed Phase IIB, said point being just West of a City of Largo Utility Easement and just North of proposed Lot 401.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens, must file a claim within 60 days after the sale.
