NOTICE IS HEREBY GIVEN pursuant to an Order or Final Judgment of Foreclosure dated November 15, 2016, and entered in Case No. 16000606CA of the Circuit Court of the TWENTIETH Judicial Circuit in and for Charlotte County, Florida, wherein Federal National Mortgage Association, is the Plaintiff and UNKNOWN TENANT #1, LINDA MAESTRI A/K/A LINDA DUNPHY-MAESTRI, UNKNOWN TENANT #2, UNKNOWN SPOUSE OF LINDA MAESTRI A/K/A LINDA DUNPHY-MAESTRI, and JPMORGAN CHASE BANK, NATIONAL ASSOCIATION the Defendants. Barbara T. Scott, Clerk of the Circuit Court in and for Charlotte County, Florida will sell to the highest and best bidder for cash at www.charlotte.realforeclose.com, the Clerk's website for on-line auctions at 11:00 AM on 16th day of December, 2016, the following described property as set forth in said Order of Final Judgment, to wit:

CORNER OF SECTION 6, TOWNSHIP 41 SOUTH, RANGE 20 EAST, RUN THENCE S 0Ëš03'40” WEST 1074.16 FEET ALONG EASTERLY BOUNDARY OF SAID SECTION 6 FOR A POINT OF BEGINNING, THENCE CONTINUE S 0Ëš03'40” WEST 60 FEET ALONG SAID EASTERLY BOUNDARY OF SECTION 6; THENCE N 89Ëš56'55” WEST 208 FEET; THENCE N 0Ëš03'40” EAST 60 FEET; THENCE S 89Ëš56'55” EAST FOR 208 FEET TO THE POINT OF BEGINNING, LESS EASTERLY 33 FEET FOR PINE STREET, AND RESERVING AN EASEMENT OVER THE REAR 5 FEET AND THE SIDE 3 FEET OF THE EASTERLY 158 FEET THEREOF IN ACCORDANCE WITH THAT CERTAIN DEED RECORDED IN O.R. BOOK 221, PAGE 426, OF THE PUBLIC RECORDS OF CHARLOTTE COUNTY, FLORIDA.
IF YOU ARE A PERSON CLAIMING A RIGHT TO FUNDS REMAINING AFTER THE SALE, YOU MUST FILE A CLAIM WITH THE CLERK OF COURT NO LATER THAN 60 DAYS AFTER THE SALE. IF YOU FAIL TO FILE A CLAIM, YOU WILL NOT BE ENTITLED TO ANY REMAINING FUNDS. AFTER 60 DAYS, ONLY THE OWNER OF RECORDS AS OF THE DATE OF THE LIS PENDENS MAY CLAIM THE SURPLUS.
If the sale is set aside, the Purchaser may be entitled to only a return of the sale deposit less any applicable fees and costs and shall have no further recourse against the Mortgagor, Mortgagee or the Mortgagee's Attorney.
