NOTICE IS HEREBY GIVEN that pursuant the Final Judgment of Foreclosure dated September 28, 2016, and entered in Case No. 51-2012-CA-006329-CAAX-ES of the Circuit Court of the Sixth Judicial Circuit in and for Pasco County, Florida wherein CHRISTIANA TRUST, A DIVISION OF WILMINGTON SAVINGS FUND SOCIETY, FSB, AS TRUSTEE FOR STANWICH MORTGAGE LOAN TRUST, SERIES 2013-1, is the Plaintiff and EFRAIN GUZMAN; BLANCA MARTINEZ; ANY AND ALL UNKNOWN PARTIES CLAIMING BY, THROUGH, UNDER, AND AGAINST THE HEREIN NAMED INDIVIDUAL DEFENDANT(S) WHO ARE NOT KNOWN TO BE DEAD OR ALIVE, WHETHER SAID UNKNOWN PARTIES MAY CLAIM AN INTEREST AS SPOUSES, HEIRS, DEVISEES, GRANTEES, OR OTHER CLAIMANTS; CHAPEL PINES HOMEOWNERS ASSOCIATION, INC.; AND TENANT are Defendants, Paula S. O'Neil, Ph.D., Clerk & Comptroller will sell to the highest and best bidder for cash www.pasco.realforeclose.com at 11:00 AM on the 5th day of JANUARY, 2017, the following described property set forth in said Final Judgment, to wit:

Any person or entity claiming an interest in the surplus, if any, resulting from the Foreclosure Sale, other than the property owner as of the date of the Lis Pendens, must file a claim on same with the Clerk of Court within sixty (60) days after the Foreclosure Sale.
