NOTICE OF SALE IS HEREBY GIVEN pursuant to the order of Uniform Final Judgment of Foreclosure dated October 4, 2016, and entered in Case No. 2008 CA 003431 SC of the Circuit Court of the 12th Judicial Circuit in and for Sarasota County, Florida, wherein HSBC BANK USA, NATIONAL ASSOCIATION, AS TRUSTEE OF THE FIELDSTONE MORTGAGE INVESTMENT TRUST, SERIES 2006-1, is Plaintiff and PAVEL ROSHTEN, ET AL., are Defendants, the Office of Karen E. Rushing, Sarasota County Clerk of the Court will sell to the highest and best bidder for cash via online at www.sarasota.realforeclose.com at 9:00 A.M. on the 8th day of November, 2016, the following described property as set forth in said Uniform Final Judgment, to wit:
Lot 18, Block 726, TWELFTH ADDITION TO PORT CHARLOTTE SUBDIVISION, according to the Plat thereof recorded in Plat Book 13, Pages 8, 8A through 8V, of the Public Records of Sarasota County, Florida.
and all fixtures and personal property located therein or thereon, which are included as security in Plaintiff's mortgage.
Any person claiming an interest in the surplus funds from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim within 60 days after the sale.
