NOTICE IS HEREBY GIVEN pursuant to Final Judgment of Foreclosure dated the 26th day of August 2016 and entered in Case No. 48-2014-CA-007962-O, of the Circuit Court of the 9TH Judicial Circuit in and for Orange County, Florida, wherein WILMINGTON TRUST, NA, SUCCESSOR TRUSTEE TO CITIBANK, N.A., AS TRUSTEE, ON BEHALF OF THE HOLDERS OF THE STRUCTURED ASSET MORTGAGE INVESTMENTS II INC., BEAR STEARNS ALT-A TRUST II, MORTGAGE PASS-THROUGH CERTIFICATES SERIES 2007-1 is the Plaintiff and ANNE MCSWEENEY; UNIVERSAL BOULEVARD PROPERTY OWNERS ASSOCIATION, INC.; VISTA CAY AT HARBOR SQUARE CONDOMINIUM ASSOCIATION, INC.; VISTA CAY AT HARBOR SQUARE MASTER COMMUNITY ASSOCIATION, INC.; ZOE HEALY; and UNKNOWN TENANT(S) IN POSSESSION OF THE SUBJECT PROPERTY are defendants. The foreclosure sale is hereby scheduled to take place on-line on the 27th day of October 2016 at 11:00 AM at www.myorangeclerk.realforeclose.com. The Orange County Clerk of Court shall sell the property described to the highest bidder for cash after giving notice as required by section 45.031, Florida statutes, as set forth in said Final Judgment, to wit:
UNIT 30812, PHASE 12, VISTA CAY AT HARBOR SQUARE, A CONDOMINIUM, ACCORDING TO THE DECLARATION OF CONDOMINIUM, AND ALL ITS ATTACHMENTS AND AMENDMENTS, AS RECORDED IN OFFICIAL RECORDS BOOK 8613, PAGE 1168, AS AMENDED BY AMENDMENT TO DECLARATION AS RECORDED IN OFFICIAL RECORDS BOOK 8620, PAGE 3104, AS AMENDED BY AMENDMENT TO DECLARATION AS RECORDED IN OFFICIAL RECORDS BOOK 8669, PAGE 1526, AS AMENDED BY AMENDMENT TO DECLARATION RECORDED IN OFFICIAL RECORDS BOOK 9205, PAGE 3893, OF THE PUBLIC RECORDS OF ORANGE COUNTY, FLORIDA. TOGETHER WITH AN UNDIVIDED INTEREST IN THE COMMON ELEMENTS AND ALL APPURTENANCES HEREUNTO APPERTAINING AND SPECIFIED IN SAID DECLARATION OF CONDOMINIUM.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim within 60 days after the sale.
